What is SDA in NDIS?
SDA refers to a spectrum of housing options created for people with severe functional impairments or high assistance needs.
Accessible elements in SDA homes enable people to live more independently and improve the quality or safety of additional assistance.
Participants eligible for SDA:
- Have an extreme functional impairment or very high support needs
- Fulfil the NDIS funding criteria for specialist disability accommodation needs
In order to provide participants with SDA finance in their plans with high quality, modern, easily accessible housing, SDA works to stimulate the market. To pay for building and maintenance expenses, SDA providers receive direct payments from SDA financing. A fair rent contribution is made by each participant, along with other daily expenses like utility bills.
SDA Rules
The SDA Rules, also known as the NDIS (Specialist Disability Accommodation) Rules 2021, include the majority of the SDA's obligations and criteria.
All providers must be registered NDIS providers, and every home must be registered with the NDIA, according to the SDA Rules. The SDA Rules describe the specifications for dwelling enrolment, including design categories, building types, and other elements that have an impact on costs.
SDA Design Standard
In accordance with the SDA Design Standard, providers are given flexibility to accommodate participant needs and preferences.
SDA pricing arrangements and price limits
A list of all costs that relate to SDA can be found in the NDIS Pricing Arrangements for Specialist Disability Accommodation (formerly the SDA Price Guide). The estimated annual income of an SDA dwelling can be calculated with the aid of the SDA price calculator.
SDA dwelling enrolment and vacancies
To enrol an SDA home, a provider must be registered with the NDIS Quality and Safeguards Commission. For enrolling residences and alerting the NDIA of vacant dwellings, the NDIA offers online systems.
SDA data
Data on SDA demand is updated frequently and contains details on the number of participants who:
are living in SDA
have SDA funding and are looking for suitable SDA
are seeking alternative SDA
have completed the SDA housing assessment and awaiting SDA funding in their plan.
Quarterly SDA reports include additional data and insights about changes in SDA supply and the SDA-eligible participant cohort over time.
